Refinery at Domino filling up –despite not be able to lease out building to single tenant

The Refinery at Domino, Two Trees’ remarkable office transformation of the former sugar plant in Brooklyn, continues to slowly but steadily fill up.

Although developer Jed Walentas wasn’t able to lease the structure’s 469,000 square feet of office floors to a single tenant as he first hoped, steady progress with smaller users has brought it to just over 50%  leased — compared with half as much last year.

The unique, glass-wrapped envelope which Walentas inserted behind the building’s 167-year-old brick exterior has been a magnet for fintech and AI companies.

New and expansion deals were just signed totaling 49,000 square feet.

New tenants include tech firms Plastic Labs and Metal.

Existing tenants Whop, LayerZero and Flora all added extra space.

The Refinery’s total space is 60% leased thanks to deals with Equinox, Saga Hospitality, cannabis dispensary Gotham and other retail tenants.
