Home shopping typically ramps up in the fall, and New York City, as usual, stayed on top of the trend. The city saw nearly 4,600 homes hit the market in September, marking a nearly 10% uptick from last season. Buyers, especially in Brooklyn, responded in kind.

The real estate portal StreetEasy released its September market report detailing the top 10 city neighborhoods where homes sold above the asking price. Kings County reigned supreme.
Brooklyn’s real estate market success comes as mortgage rates are finally starting to ease up for American buyers. Favorable fall market trends brought fresh buyers and encouraged cautious owners to list. Citywide, 20% of homes sold over ask in September, but in red-hot neighborhoods like Prospect Heights, that number neared 50%.
The decorated brownstone stoops and the fall colors of Brooklyn tree-lined streets drew in impressive offers in September. Six of the 10 neighborhoods on StreetEasy’s September round-up were located in the borough.
Close to 500 Brooklyn homes entered into contract in September — that’s up nearly 11% from a year ago, according to StreetEasy. These homes sold 10 days faster, too, and more than a quarter sold for above their asking price.
Fall in Prospect Heights had the briskest start of all, with 47% of homes selling over ask. Homes in the bucolic nabe reached a median sale price of $1.31 million, according to StreetEasy.
Just ‘round Prospect Park and Grand Army Plaza, neighboring Park Slope achieved the city’s second-highest rate of demand with 44% of its homes selling over the list price. The median sale price in the bistro and stroller-filled district neared $1.4 million.
Brooklyn Heights, Crown Heights, Williamsburg and Sheepshead Bay rounded out Brooklyn’s impressive September showing, with the rates of premium home prices ranging between 20% to 33% — and median sale prices between $434,500 in Sheepshead Bay and $1.33 million in Williamsburg.
Citywide, more than 1,700 homes entered into contract in September, according to StreetEasy. That’s the most deals for the month since 2021, and a more than 10% boost from last year.
Manhattan’s hip West Village came in third place on the premiums round-up, charting a median sale price of $1.35 million and 38% of homes selling over asking. Nearby celeb hotspot Greenwich Village notched fifth place on StreetEasy’s list, with sale premiums reaching 28% and median prices at $1.25 million.
Queens and The Bronx made singular appearances in the September ranking, with 23% of Forest Hills buyers and 17% of Riverdale buyers shelling out extra for their own slices of outer-borough heaven.
