Exclusive | West Palm Beach penthouse at South Flagler House asks $69.5M

A West Palm Beach penthouse duplex at South Flagler House is on the market for $69.5 million, Gimme Shelter can reveal.
The luxury condo building, at 1355 S. Flagler Drive, was designed by Robert A.M. Stern Architects (whose founder died last week) and envisioned by Miami Dolphins owner and mega-developer Stephen Ross. His Related Ross company is leading West Palm Beach’s transformation from sleepy Palm Beach neighbor to a new epicenter for finance and tech, with Goldman Sachs and J.P. Morgan offices and an upcoming graduate campus for Vanderbilt University.

“We are building the next great community in the United States,” said Ross, speaking at a late November topping-off event forthe building, which consists of two 28-story limestone towers (reminiscent of Robert A.M. Stern’s 15 Central Park West and 220 Central Park South designs in NYC).
The smashing sky pad, at the top of the building’s South Tower, is 14,000 square feet with 1,941 square feet of outdoor space. It comes with five bedrooms plus a guest suite and 71⁄2 baths. The home opens to a great room with views of the Intra-coastal and the Atlantic Ocean. Built for indoor-outdoor entertain-
ing, there’s a game room, a gym, a large chef’s kitchen and multiple outdoor spaces for alfresco dining.
The primary bedroom suite comes with a wrap terrace and ocean views. Ross is partnering with
Rogers General Contracting on a “Rogers by Related Ross” service that allows buyers of select residences at South Flagler House (which is due to be completed in 2027) to personalize their homes with custom finishes and close as early as 2026, says Bryan Cho, Related Ross EVP. (Rogers’ past work includes the award-winning restoration of Aerin Lauder’s landmarked Palm Beach home.)
