Exclusive | Harry Macklowe’s East Hampton home has returned for $35M



Property developer Harry Macklowe’s East End estate is back on the market for $35 million, Gimme Shelter has learned. 

But there’s just one problem, as has been the case for nearly two years: You still can’t live in it.

That’s because the East Hampton beach house, at 64 West End Ave. facing famed Georgica Pond, still lacks a certificate of occupancy. 

This time, however, is different because there’s a “clear path” to getting it, said Douglas Elliman listing brokers Paul Brennan and Martha Gundersen.

Macklowe via his lawyers, the brokers said, agreed to make the building changes needed and pay the fines owed. However, it’s unclear how much money is owed at press time. Once that’s done, building officials will grant Macklowe his coveted certificate of occupancy.

“It’s been a long drawn-out negotiation with the town,” Brennan said. “The house is on one of the best spots on Georgia Pond with triple views, of Georgica Pond, Georgica Cove and the ocean.”

Macklowe — who cut down vegetation that ruined his view, endangering the wetlands — has agreed to revegetate the area with low-lying plants that get the job done while keeping his view, Brennan said. He’s also agreed to take down a patio.

“The work will be done soon, when the weather breaks,” Brennan said.

The beach house first hit the market for $38 million in March 2024, Gimme reported exclusively. 

It sits on 2.71 acres and comes with a pool, plus around 950 feet on the pond. The home itself is 5,500 square feet. It features four bedrooms, 4.5 baths — and water views from “nearly every room,” according to the listing.

In 2024, Macklowe had allegedly cleared land on his property and built additions without permits, endangering the wetlands. He also had more than 21 violations that hadn’t been paid in at least five years, East Hampton Village officials told Gimme at the time. One even called Macklowe’s actions “insane.”

Macklowe, however, has finally “reached an agreement” to put the ordeal to an end. Sources told Gimme the work also infuriated his neighbors, which include Hollywood titan Steven Spielberg. Another neighbor is Linda Macklowe, Harry’s first wife of more than 58 years, who lives across the pond on the north end — Harry is on the south side — where the exes can practically wave to each other across a body of water.

The Macklowes’ divorce was bitter and involved a billion-dollar art collection. Harry Macklowe infamously posted a gigantic 42-foot-tall image of himself and his now-wife Patricia Landeau before their 2019 wedding at 432 Park Ave., where Macklowe later defaulted on $46 million in loans for his share in three units, and then lost last year.
