Boston home asking $49.5M is the priciest in Massachusetts
A brand new Boston penthouse 220 feet above the ground is breaking records.
The two-story condo atop the city’s St. Regis Residences listed for $49.5 million this month, Jampress reported.

The luxe property is officially the most expensive listing in the state of Massachusetts, according to Zillow, soundly beating out the $39 million price tag put on the Obama family’s former Martha’s Vineyard rental in April.
The grand penthouse in Boston’s Seaport District spans 10,000 square feet across two floors. The home’s interiors are defined by glass, marble and metal, making it look more at home along Billionaires’ Row than in Beantown.
Floor-to-ceiling windows overlook the city skyline and Boston Harbor, but the best view is from the pool. Located on the 1,000-square-foot rooftop, the condo’s crown jewel is a custom infinity-edge pool. Its transparent bottom and retractable glass roof offer swimmers a transcendent dip above the city.
Entrants to the home are greeted with a foyer of Italian marble inlay floors and a sculptural floating staircase. The two-story great room flows directly into a small, sparse kitchen.
The rest of the home includes six bedrooms and 10 bathrooms, according to the listing, as well as a playroom, a home office, a gym and a private bar.
“Every element is curated for refined living and entertaining at scale,” according to the listing, held by George Sarkis and Manuel Sarkis of Douglas Elliman.
While multimillion-dollar listings are no rarity in Boston, the nearly $50 million unit faces a smaller buyer pool than a similar unit in wealthier metros like New York City or the Bay Area.
Boston is home to 112 millionaires and just eight billionaires, according to a 2025 ranking by the investment firm Henley & Partners. By comparison, the Big Apple boasts 818 millionaires and 66 billionaires.
The St. Regis Residences have a promising track record, however. An apartment there achieved one of the city’s priciest ever sales last year when it sold for $20.35 million last year, Mansion Global reported.
The sky-high unit comes with fees to match, including a roughly $22,000 monthly HOA fee and a $1,060 parking fee, Boston.com reported.
